Leasing

  • Promote properties through our extensive network of 250 partner sites including Zillow, Trulia, Google, Yahoo, Realtors.
  • Screen prospective tenants utilizing Credit Bureaus, National Criminal Background research, current and prior landlords.
  • Attorney approved Lease Agreement written to protect the Owners interest.
  • We guarantee our Tenant placements.  If a Tenant vacates before the intial lease term expires, we will not charge a fee to locate a new Tenant.

Maintenance and Upkeep

  • Supervision of all property repairs & maintenance.
  • Pre-qualifing repair companies ensuring fair pricing, quality workmanship and warranties.
  • Photographs of repairs, before and after.
  • Tenants receive 24 hour, 7 day a week live phone service for emergency repairs and communication.
  • On-site property inspections documenting Tenant upkeep and preventative maintenance needs.

Accounting

  • Collection of monthly rent via a free on-line account for Tenants
  • On-line Owner account to view current and past activity.
  • Monthly Owner disbursements promptly via electronic direct deposit.
  • Monthly statements posted to on-line Owner account
  • Invoices for repair work posted to on-line Owner account. 
  • End of year account summary statement for assistance in tax preparation.
  • Prior notification and discussion on major expenses and repairs.
  • Collect, Report and Pay required City Privledge tax on rents.

Communication

  • Phone or email updates during vacancies.
  • Written bids submitted for prior authorization on improvements and repairs.
  • Phone calls and Emails handled same business day.

Service Fees

Professional Service fees are structured to fit your property and vary dependent on the type, condition, location and rental rate.  Owners of multiple rental properties receive special concessions and reduced fees.  Please contact the office for a personal quote by one of our property managers.

  • Leasing fee may be charged depending on the fee structure you choose.
